Atlantic ComReal Companies Selects TRINITY for 25,000 sf Office Condo Project in Fairfax

FAIRFAX, VIRGINIA - Atlantic ComReal Companies, Inc. of Vienna, Virginia, has selected TRINITY Group Construction, Inc. of Herndon, Virginia to construct their newest office condominium building, 3801 University Drive, in the City of Fairfax, Virginia.  The 25,122 square foot, three-story, Class-A office condominium building is located at the corner of University Drive and Layton Hall Road near the Fairfax County Judicial Center and just north of historic old town Fairfax.  Building completion and tenant occupancy is scheduled for summer 2009.  Office condominium purchasers will have the option to buy multiple condo units to create large offices to accomodate their businesses.

"This is another new commercial development that will further contribute to our recent downturn revitalization efforts," said David Hudson, director of the Fairfax Community Development and Planning Department.  "This project gives Fairfax more Class A office space in a building that is designed to fit comfortably with the adjoining residential and commercial neighborhoods."

The new office building is zoned C-2 which permits a wide variety of general office tenants.  There will be no retail stores in the building.  The building sits on a 1.5 acre urban site with views from the building into the adjacent wooded Stream Valley Park.  Each floor is served by a hydraulic elevator as well as stairs.  A 100 space parking lot on-site provides ample parking for tenants, visitors and guests.

The developer and contractor will work with each tenant to customize the design and construction of their interior space.  Multiple condominium units can be combined to fit the space needs of each tenant.  Each tenant's electricity is separately metered and heating and air conditioning individually controlled.

Atlantic ComReal Companies has also assembled a team of local design and engineering professionals to assist with this project:  Morgan Gick McBeath Associates of Falls Church is the building architect.  Rinker Design Associates of Manassas designed the site and all underground utilities.  ECS Ltd. of Chantilly has performed the environmental and geotechnical analyses.  BB&T of Fairfax is providing the financing of the project and can also provide financing to tenants purchasing condominium units in the building.
